Controlled Raw Material
Structural timber selected according to defined quality requirements and mechanical characteristics.
Controlled structural timber, industrial processing and precision-engineered assembly, brought together in one integrated structural system.
Smart-Timber™ is not based simply on the selection of high-quality timber. Its value lies in the combination of controlled raw material, industrial processing, engineering design and precise application in every ÖKOHAUS GER home.
The structural timber is selected according to defined criteria, prepared and protected through controlled processes, and integrated into the load-bearing structure in accordance with the system design. The result is a structural core with controlled characteristics, designed so that its individual elements work together with precision and consistency.

Controlled drying and protection processes that prepare the timber for structural use.
Each element is integrated into the overall load-bearing structure with defined geometry, positioning and connection methods.
Before the structural timber is integrated into the load-bearing structure of a Smart-Timber™ home, it undergoes a controlled process of preparation and protection. Two stages are particularly important: controlled drying and industrial vacuum-pressure treatment.
The structural timber is dried under controlled conditions so that its moisture content is brought to appropriate levels before it is used in the load-bearing structure.
Controlled drying supports dimensional stability and reduces unwanted changes associated with excessive moisture.
The timber undergoes industrial protective treatment under controlled vacuum and pressure conditions, in accordance with the requirements of the intended application and the technical documentation of the treatment process.
The treatment forms part of the overall protection strategy against wood-decaying fungi and wood-boring insects.
The long-term reliability of a home depends not only on its design, but also on how its structural materials are prepared and protected before they are incorporated into the construction. In Smart-Timber™, structural timber protection forms part of the overall preparation and application process.
Structural timber is a hygroscopic material and responds to changes in environmental moisture. Proper preparation, controlled moisture content and the way the timber is incorporated into the construction are therefore important to its dimensional stability and long-term behaviour.
Industrial protective treatment forms part of the structural timber protection strategy against biological deterioration, including wood-decaying fungi and wood-boring insects, in accordance with the requirements of the intended application and the technical documentation of the treatment process.
When structural timber is selected, prepared and used according to controlled specifications, unwanted changes that may affect the geometry and performance of the construction over time are reduced.
Biocidal products and treated materials are subject to defined European requirements. Technical assessment therefore considers not simply the name of a chemical substance, but its intended use, active substances, correct application and supporting documentation.

View documentProcessing and protecting the structural timber form only part of Smart-Timber™ technology. Its structural value emerges when the individual elements are designed and connected to work together as one integrated load-bearing structure.
The timber used in the load-bearing structure is selected to a defined strength class with documented mechanical properties, allowing structural design to be based on known material characteristics.
The dimensions, positioning and arrangement of the structural elements are not arbitrary. They are defined by the system design so that the load-bearing structure can be constructed with precision and consistency.
The timber elements of the load-bearing structure are connected using specialised structural screws, installed in very large numbers throughout the home and at the specific locations defined by the system design.
Technology creates real value when it translates into quality that can be experienced in everyday living and maintained over time. In ÖKOHAUS GER Smart-Timber™ homes, material selection, controlled preparation of structural timber, precision of the load-bearing structure and overall construction quality work together with the objective of consistent build quality, reliable performance and long-term value.
The quality of a home is not defined only by what is visible once construction is complete. It begins with the materials, connections and precision with which its structural core is built.
Defined specifications and their systematic application provide greater control over the construction process and help reduce deviations that can affect the final quality of the home.
The load-bearing structure, thermal insulation, structural layers and construction details must work together as one complete building system. Overall performance depends on how these elements interact.
This page presents the core principles of Smart-Timber™ technology. For those who want to explore the system in greater depth, the ÖKOHAUS GER Knowledge Center examines individual technical topics with more detailed analysis and documentation.
